Changing the Position of an HOA or ARB on Metal Roofing
Over the years, we have heard of many neighborhood Homeowners Associations (HOA) and Architectural Review Boards (ARB) that have older covenants in place that prevent their residents from using metal roofing.
Oftentimes, though, once homeowners learn about the beauty, durability, energy efficiency, and other benefits of today’s metal roofs, they would really like to have one but feel frustrated by restrictions placed on them by their ARB or HOA. They can get particularly frustrated if they want to make an evironmentally friendly roofing choice and also take advantage of the federal tex credit for energy efficiency.
We have found that usually the best answer to this problem is having a “generic” presentation on metal roofing given to the powers that be. If you’re a homeowner in this situation, let us know because we can arrange for such a presentation to be given.
Then, after the presentation, it is important to get the HOA or ARB board members out to actually see some of today’s beautiful metal roofs. Quite commonly, after these things are done, restrictive covenenants are reduced or eliminated.
In many cases, the board will also choose to limit the types of metal roofing that can be used in their neighborhoods but in almost all cases they will allow metal roofs to be used.
